Summary of works: The internal refurbishment of the ground floor reception area, including the remodelling of the FM office.
Description of works:
- Redecorations and re-plastering to walls and ceilings
- Repairs and redecorations to previously painted woodwork
- Structural works to form a new opening between the new reception area and entry into FM office
- Design of a new reception desk to suit the new structural opening
- Replacement floor coverings
- Replacement of ceiling and wall lighting to modern LED fittings
- Supply of new fire doors
- Relocation of CCTV
- Installation of new automatic doors linked to fire alarm (TORMAX)
- Installation of new fire alarm panel
- Installation of new fire breaks to partition walls
- Installation of instantaneous hot water system
A key challenge of the project was to maintain access and cleanliness throughout the duration of the works. The project was delivered Outside Normal Working Hours and the reception needed to be ready for the start of business each day to limit any disruption to the occupants of the building and not have adverse effects on operations. This included the requirement of a seamless handover between the existing front entrance doors and the new automatic doors to maintain security.
